Please take a minute to read our terms and conditions. These exist to make Canberra Ave Villas a safe, happy and welcoming place to stay.
Check-In
Check-in is from 2:00 pm. Check-in is from 2:00 pm.
- Want to check in early? Give us a call on the morning of your arrival to see if it’s available.
- Please note early check-in can’t be guaranteed ahead of the day of arrival unless you pay for the night before.
- We’ll send you all the arrival details via email after you book! If you do not receive a booking confirmation please email us to let us know as maybe we don’t have your correct email address.
- In order to organise your check in we need the guests personal mobile and email address. These can be updated any time in the guest portal. https://guestportal12.rmscloud.com/Login/Index?clientId=12451 Update in profile.
- On check in if there is anything wrong with your room, please call us to let us know straight away
— but no later than 10am the day after check-in.
- Please make sure to bring valid photo identification with you at check-in: a passport, government-issued ID card, or driving licence are all accepted.

We’ll keep you updated about your stay by text and email. Here’s how to know it’s really us:

These are our genuine contact details, so please don’t mistake them for spam — feel free to add them to your contacts so you never miss an update.
Check your booking online, anytime, anywhere! View your reservation in our Guest Portal, and log in with the mobile number or email address you used when you booked:

Stay scam-savvy: we’ll never ask you to send your card details or password by text, email, or reply. We may send you a secure payment link so you can pay your balance online — it takes you to our secure
payment page, where you enter your details yourself. If a payment request ever looks odd, don’t click it. Log in to the Guest Portal, email us, or call reception to check.

Check-Out
- Want to stay a little longer? Email reception a day before your departure to ask about late check-out — this is subject to availability and a fee may apply.
- Before checking out, please leave your villa as you found it.
- Any damage must be reported to management. Please make sure all plates and utensils are clean, rubbish is placed only in the rubbish bins (excess rubbish can go in the large bins around the property), and all personal belongings are removed.
- Cleaning charges will apply if a room is left in an unreasonable state.
Age Restrictions
Bookings cannot be accepted from anyone under the age of 18 unless accompanied by an adult (18 or over). Every booking must include at least one adult per Villa booked.
Payment
Deposit: this depends on the rate you select at the time of booking.
- Non-Refundable Rate: full payment for your stay is charged at the time of booking.
- Standard Rate: a $50 deposit per villa is taken at the time of booking, to secure a valid card on file. This deposit is non-refundable. See our Cancellation Policy below for what this covers.
Final Payment: for Standard Rate bookings, full payment is due 48 hours before check-in and will be automatically charged to the card we have on file.
Our preferred payment method is credit card. Please be aware that we only accept MasterCard and Visa
— we do not accept American Express, Diners Club, or any other card. If paying by direct debit, payment must be made at least 7 days before the payment due date. We cannot accept cash on arrival.
We reserve the right to charge the card provided at booking for any loss, damage, or extra cleaning fees resulting from a breach of these terms and conditions.
Cancellation Policy
Standard Rate: you’re welcome to change or cancel your booking any time up to 48 hours before check-in. The $50 deposit is non-refundable and acts as the cancellation fee. Within 48 hours of check-in, the booking becomes non-refundable in full and remaining payment will be charged to the card on file — this also applies if you fail to arrive.
Non-Refundable Rate: as the name suggests, this rate cannot be changed or cancelled once booked, and is paid in full at the time of booking.
For all bookings: failing to call, email, or arrive by 10am the day after your arrival date will result in cancellation of the remainder of your reservation.
All cancellations and changes must be emailed to [email protected] — please include your name, phone number, and reservation number.
This cancellation policy applies to bookings made directly with Canberra Ave Villas. If you booked through an OTA (Online Travel Agent, such as Booking.com or Expedia), please check the cancellation policy with them at the time of booking, as it may differ from ours.
We recommend all guests take out travel insurance.
Use of Credits
A credit can only be used at Canberra Ave Villas. Credits are valid for 12 months from the date of issue, and any bookings must be made within this period. Reservations using a credit can be made by emailing [email protected], and can only be used by the nominated recipient of the credit. If the total spend is more than the value of the credit, the difference must be paid according to the new booking’s terms and conditions.
Villa Keys
You’ll be given a key at check-in. A second key is available if needed. Lost or damaged keys will incur a
$20.00 replacement fee.
Guest Behaviour
The comfort, safety, and security of our guests matter to us, and we ask that everyone treat other guests, staff, and the property with respect. Guests whose behaviour, in the opinion of our staff, compromises the comfort, safety, or security of others will be asked to leave Canberra Ave Villas, and a refund will not be issued in these circumstances.
Right to Refuse
Canberra Ave Villas reserves the right to refuse entry, or to cancel a booking, where a guest’s behaviour or circumstances pose a risk to the safety, comfort, or property of others.
No Smoking
For the comfort of guests staying after you, smoking is not permitted inside any Villa. Please use the ashtrays provided for cigarette butts. If a guest is found smoking indoors, a $250.00 cleaning fee will apply and they will be asked to leave; a refund will not be issued.
No Drugs
Drug use is illegal in Australia. Any guest found using drugs in a Villa will be asked to leave the premises immediately, and a refund will not be issued.
Noise Curfew
So that every guest can enjoy a peaceful night’s sleep, we ask everyone to observe our 10pm noise curfew — no music, large outdoor gatherings, shouting, or similar after this time. Guests who break the curfew will be asked to leave immediately, and a refund will not be issued.
Damage to Canberra Ave Villas Property
Guests are expected to reimburse Canberra Ave Villas for any damage caused by misuse, or inappropriate or reckless behaviour, during their stay.
Exceptional Circumstances
Where a stay is affected by circumstances beyond our reasonable control — such as natural disaster, extreme weather, fire, or government restrictions — we will work with affected guests on rebooking or a credit where possible, but cannot guarantee a refund.
Parking
Parking is limited to one vehicle per villa.
Services for Long-Term Guests
If you’re staying with us for longer than seven days, we’ll service your accommodation weekly. To help
us do this, we ask that you:
- Remove all items from the beds so the linen can be changed.
- Pick up items from the floor so it can be vacuumed and mopped.
- Bag all rubbish and place it in one of the wheelie bins around the park.
- Wash and put away dishes so benches and sinks can be cleaned.
Pet Policy
Pets are not permitted at Canberra Ave Villas. Should you require accomodation with your pet, please give us a call we would be happy to recommend some pet friendly accommodation near by.
Laundry Facilities
The laundry is open from 8am to 9pm daily. Washing machines and dryers are coin-operated. An iron and ironing board are available for use in the laundry — please don’t remove these items.
Your Rights
Nothing in these terms limits your rights under the Australian Consumer Law.
